Nestor Community Health Clinic
Imperial Beach, Calif.
The Nestor Community Health Clinic transformed half of a run-down industrial warehouse in to a state-of-the-art non-profit medical clinic. Existing building systems were abandoned or demolished to make room for new plumbing, electrical and mechanical systems. In addition, the existing Type-V warehouse needed a substantial secondary structural steel system. Interior improvements aimed to bring in natural light through limited existing openings and the creation of new skylights. Ceiling heights were maximized whenever possible. The 10,000 square foot interior tenant improvement also included a complete site re-development with over one acre of parking, access driveways, emergency access and disabled access. The entire project conformed to City, State and OSHPD 3 codes and standards.
Alcorn & Benton provided construction administration services for this Tenant Improvement project. The project was funded through a grant, which required careful documentation of project costs and special care to avoid unnecessary overruns. The project manager, Lindsay King, kept the construction schedule to 120 days with minimal change orders.
